Project Description
LeftField was selected to support Angiex’ growth and expansion with the renovation of their new lab and office space on the 5th floor of 150 Cambridge Park Drive, in Cambridge, Massachusetts. The project team worked with Longfellow Real Estate Partners, Vivo Architecture, PIDC Construction, and Vanderweil Engineers on the successful tenant improvement.
The space consisted of a ratio of approximately 50/50 lab to office space. The lab spaces included a mix of biology and chemistry spaces and was designed to support Angiex current needs, but also allow for expansion in the future. As they did not plan to fully utilize their expansion space on day one, the space was designed to support a short-term subtenant until their growth demanded additional area. This required a flexible design that would provide the security and segregation they needed, with shared amenity space, but also would provide a seamless and efficient space once Angiex took the full floor. Additional challenges included managing solvent volumes and chemistry needs on the 5th floor with the reduction in MAQ at this level. This was completed through the use of first floor chemical storage space adjacent to the added freight elevator to ensure allowable quantities of solvents were properly managed.
